The client

Arnold White Group are a family-owned business tracing its beginnings back over 100 years. They have grown from quarrying and selling high quality sand into a multi-disciplined company with interests in renewable energy generation, land promotion and development with a vision to create future proof, sustainable developments.

The challenge

We have recently submitted an application for a hybrid scheme comprising an Energy Park (solar array, wind turbine, substation, and electric vehicle charging station), up to 535 energy-efficient homes, a primary school, a hotel, and a local ‘hub’ with healthcare provision. The Site sits north-west of Waddesdon village, an area of high housing need and a key employment location.

The solution

The proposal is for clean energy to be produced on-site so that the new community will operate at net-zero carbon, supporting Buckinghamshire’s and the Government’s commitment to be carbon neutral by 2050.
Part of the proposal comprises a new road as the potential first phase of a future A41 bypass, which will minimise congestion in the heart of the village. Existing footpaths will be upgraded and new footpaths are proposed to encourage active forms or travel and provide access to the railway station and facilities in the wider area.

The development will offer large areas for landscaping including communal gardens, new woodland, new parkland and wildflower meadows, and footpaths along green corridors.

The application proposes a good tenure mix to assist with the housing needs in the locality and create a diverse, well-balanced community that adapts to the changing needs of its residents.
