The client

A specialist strategic land promoter for c.35 years, Denison Land & Planning has an excellent track record of delivering residential and commercial schemes on complicated Green Belt sites in Bedfordshire and Buckinghamshire.

The challenge

Arrow acted on behalf of the site promoter to secure an allocation in the Local Plan and remove the Site from the Green Belt. This was followed up by public consultation and the submission of an outline application for the erection of up to 173 dwellings including 30% affordable housing.

The Site is in Toddington, a modest-sized settlement with a good range of services and facilities. The Site is well connected to the village, its facilities, and the wider area by a range of transport modes, representing a sustainable location for housing development.

The solution

The development will be accessed from Leighton Road and is capable of mitigating impacts on the local highway network. The proposal will deliver green open spaces, play areas and connections to the existing Public Rights of Way network to the west, while preserving key green infrastructure. It will provide good quality accessible accommodation for future occupiers and respect the amenities of neighbouring dwellings.
