A team of Land, Planning and Development specialists working in partnership with landowners to unlock the full potential of land holdings through development across the UK.
The challenge
On behalf of Orchestra Land, we submitted an outline planning application (all matters reserved except for means of access) for 66 dwellings on land southeast of Campton, a site allocated in the new Central Bedfordshire Local Plan for small and medium housing.
The application proposed detached and semi-detached dwellings with associated car parking, landscaping, and open spaces throughout the site. The development is inspired by architectural styles observed in the wider area. By adopting design elements of the surrounding developments and providing adequate spaces for future occupiers, the proposal reflected the layout observed in the locality and protects the local character.
The solution
The development is expected to make a positive contribution to the housing needs of the area, and the character and identity of the settlement. The northern parcel of the site functions as an entrance to the village but also as a green buffer zone between Campton and Shefford, protecting the character of the area.
