Litton Properties Ltd are a property development and investment company undertaking all forms of commercial and mixed use development with experience in delivering property solutions to complex sites.
The challenge
Arrow Planning have recently submitted a full planning application to Central Bedfordshire Council for a low carbon 2,845sqm commercial scheme in Leighton Buzzard.
The application, submitted on behalf of Litton Property Group and Arnold White Group, proposes the erection of two commercial buildings with associated parking, landscaping, amenity spaces and a replacement play area.
The 1.6msqft studio is located within the Green Belt, adjacent to the AONB and on a former gravel quarry and landfill site. The project is based on 4 key pillars: Economy & Training; High Quality Design; Sustainability; and Ecology and the scheme has been purposely designed for the industry. It will become a precedent for film studio development in the future, becoming an inspiring place to work, create, educate, and learn, built for a celebrated and award-winning workforce.
The solution
The development is located on land previously allocated and consented for residential development, but that is blighted by the presence of Overhead Power Lines. The scheme proposes an alternative use for the land that would deliver new jobs in a highly sustainable location.
The development is expected to generate several local job opportunities, thereby reducing out-commuting. The scheme seeks to deliver a higher quality design with a focus on sustainability, incorporating roof mounted Photovoltaics (PV) and electric vehicle charging points. The PV will generate a significant proportion of the energy demand for the buildings.
