The client
Glencar Construction is a contractor that specialises in the creation of high quality turnkey facilities in partnership with some of the UK’s leading developers, occupiers, retailers and logistics businesses.
The challenge
The redevelopment of York House will deliver 25 affordable homes on a brownfield site in the heavily constrained St Albans & City District. Working on behalf of an affordable housing provider, planning permission was secured following a unanimous committee in summer 2021.
The solution
The scheme makes better use of a former car dealership and commercial site, with a four storey building that provides a mixture of 1 and 2 bed affordable rental properties. We had to demonstrate that the pressing housing needs outweighed the loss of commercial floorspace, as well as overcoming local concerns around overdevelopment, loss of amenity and car parking issues.
Following planning permission, we have continued to support the client team by advising on and securing the discharge of conditions to allow construction to commence in 2022.
